Friends,

I’m Sasha.

This is issue zero of Rooms to Breathe.

I recently landed in Austin after years on both coasts, and I think I’ve found the best of both worlds. It has the startup energy, the greenery, and the way people invest in their health that I loved about the Bay Area. It has the food, the ambition, and the density of interesting people I loved about New York.

Austin’s real estate is still figuring itself out and is ready for its new chapter, which is exactly why I'm here.

My own version of Eat. Pray. Love. is Sweat. Build. Belong.

Besides almost a decade in the corporate and startup worlds, I've spent the last seven years investing in real estate.

It started as the thing I did on the side, mostly from what I was picking up from the BiggerPockets forums and the like. Then it became the main thing: twenty-two keys across four states, long-term, mid-term, and co-living. A portfolio that lets me choose whether I want to go to the office or not.

If you know me, you know I have two obsessions. Real estate, and the way I feel.

The real estate people run cash-on-cash returns, debt structures, exit scenarios. The wellness people track their sleep, their bloodwork, their morning light. The conversation between these two worlds doesn't seem to exist yet.

It should.

Your house is the most undervalued asset in your longevity stack.

We spend most of our time indoors. And how you shape that environment dictates how you feel and show up in the rest of your only life.

Where you live. What you own. What you do with your days.  A few decisions shape so much.

I want to write about getting a few of those right and caring less about the rest.

So most weeks, you can expect a conversation with a woman investing in real estate and in her own vitality. We’ll talk about how she builds, what she builds, and how she actually lives. I’ll also talk about what I'm building myself, the deals on my plate, and the things I’m learning.

The honest stuff I’d only tell you over coffee.

One belief lies at the foundation of all of this: your portfolio gives you permission to choose how you spend your one single life.

If any of this lands, you are probably in the right room. And if you know someone who belongs here, send them in too.

Next issue hits your inbox Friday at 6 a.m.

Talk soon,

Sasha

P.S. The first interview is already live. Marci Surfas flipped a $50M portfolio after 50. I asked her why she pays for speed, and her answer reframed how I think about money. Read it here She Flipped $50M After 50
